Do Cracks Always Mean Foundation Problems?
Short answer: No. Cracks are common in houses, especially in our climate. Some are cosmetic (settling paint, normal concrete curing, minor drywall stress). Others can relate to foundation movement, moisture, or framing. A crack by itself doesn’t prove you need foundation repair—and ignoring a changing crack isn’t smart either.
Cracks that often worry people (for good reason)
- Cracks that grow over weeks or months
- Stair-step cracks in brick
- Cracks that open and close with wet and dry weather
- Cracks paired with sticking doors, sloping floors, or gaps at trim
- Wide cracks you can fit a coin into, or cracks with vertical offset
Cracks that are often less urgent (still worth watching)
- Hairline drywall cracks at corners after a remodel or first HVAC season
- Small plaster/paint cracks that don’t grow
- Minor slab hairlines with no other movement signs
